Site

Preliminaries

Prior to commencing design, we will gather all site information relevant to your property. This includes property searches, conducting a detailed site measure, assessing local and state planning legislation and organise a site survey.

We will use this information to prepare a Project Establishment Report, a feasibility assessment to determine the type & extent of development possible on your property.

Design

Quite often minor but thoughtful amendments can make a significant difference in a home’s function. Enhanced utilisation of existing space, flexibility and interconnection with the outdoors can increase the perceived floor area of your home. Such an approach will serve to ensure the qualities of the house and garden are utilised to their full potential without extensive renovations.

Builders, designers and architects all work to ballpark square meter rates for new homes and renovations. Sticking to these rates throughout the design process will ensure budgets are adhered to and home owners have a realistic understanding of what is available to them. Builder rates vary depending on their means of construction, quality and timeline of the project.

Documentation

Following the resolution of an agreed design, we will commence preparation of working drawings to be used for submission to your local council or certifier.

At this stage external consultants will be engaged which may include surveyors, heritage and bushfire consultants, arborists, structural & geotechnical engineers as necessary. Old But Still Good handles all coordination but leaves external consultant fees to the home owner.

Planning

Planning

Once all drawings and external consultancy information has been completed, planning reports are prepared as required by local council or certifier.

Old But Still Good will prepare environmental planning reports in house. A thorough knowledge of local & state planning regulations informs the initial design process and flows on into the preparation of planning reports. This aids in the explanation of compliance with planning legislation or justifies the rational behind any non compliance.

Construction

Application & Approval

The type of project will determine the path to approval. Old But Still Good keeps constant correspondence with council and certifiers throughout the approval process. Any additional information required, including amendments, objection responses and the like, can be prepared immediately. There are generally two forms of approvals:

Development application includes a set of particular documentation required by local council.

Complying Development is a streamlined application process where approval is gained solely from a certifier, bypassing council approvals. Wherever possible, Old But Still Good keeps designs within the set criteria required by Complying Development.
